About the proposal
A site with a unique context
The site sits between New South Head Road and Glenmore Road, close to Edgecliff Station, local shops, bus services and surrounding residential streets.
It’s a complex site, shaped by steep topography, the adjacent rail corridor, its heritage context and its prominent place in the Edgecliff centre. Those conditions have driven the design: a two-building form, an active ground floor, new pedestrian connections and a considered landscape approach.
The proposal makes better use of a well-connected site while responding to the character, movement and sensitivities of the surrounding area.
The site has already been earmarked for density uplift in the Council’s Edgecliff Commercial Centre Strategy and is part of the western ‘gateway’ to the centre.
The current concept includes:
94 new apartments, including 1, 2, 3 and 4-bedroom homes
28 affordable housing apartments, representing 15% of the total GFA
Active ground-floor space fronting New South Head Road
A new public through-site pedestrian link between New South Head Road and Glenmore Road
Retention and reconstruction of the Glenmore Road terraces at 529–539 Glenmore Road
An increase in green space on the site
The proposal is still progressing through early design and planning stages. More detailed information will be made available as the project develops.
Who is behind the proposal?
The proposal is led by Arklow Developments Pty Limited, a family-owned development company. For this site, Arklow is working with an experienced team of architects (MHNDU), landscape architects (Wyer & Co), planners and technical consultants.
The team’s aim is a high-quality mixed-use development that responds to Edgecliff’s local character, heritage setting and connectivity — while delivering new homes, affordable housing, an improved public domain and active ground-floor uses.
